For the nine‐month period ending 30 June 2025 in the 2024/2025 financial year, Deutsche Konsum REIT-AG reported markedly challenging financial results. The report reveals sharp declines in rental and net rental income, with earnings turning negative overall. Alongside the significant deterioration in EBIT, net income, FFO, and earnings per share, the company is actively pursuing a restructuring process—including capital increase measures and liquidity enhancements—to stabilize its financial position.

Financial Performance Declines

The company’s rental income fell by 11.1% and net rental income by 21.1%. EBIT swung from a positive figure in the previous period to -27,437 TEUR, and net income plunged to -32,611 TEUR. Both FFO and earnings per share experienced significant drops, highlighting the operational challenges faced during this period.

Asset and Valuation Updates

Deutsche Konsum REIT-AG saw its total assets decrease by nearly 9.8% and investment properties drop by 10.6%. Notably, a revaluation of the portfolio resulted in a loss of EUR 47.2 million, while key real estate metrics such as NAV per share and EPRA NTA per share registered marked declines.

Restructuring and Capital Measures

The company is advancing its restructuring process with an opinion expected by the end of August 2025. A Restructuring Agreement was concluded on 29 May 2025 with measures including a mixed cash/non-cash capital increase at a subscription price of EUR 2.00, which is expected to improve financial ratios and reduce the necessity for higher property sales proceeds.

Liquidity and Debt Management

Liquidity remains secured until at least the end of August 2025 through an increased bridge financing facility—from EUR 14 million to EUR 18 million—and several standstill agreements. Additionally, repayment arrangements with Obotritia Capital KGaA have been executed with EUR 38 million paid, leaving only fully provided-for accrued interest outstanding.
