The Share Class is a share class of a Fund which aims to achieve a return on your investment, through a combination of capital growth and income on the Fund’s assets, which reflects the return of the FTSE EPRA Nareit Developed Green Low Carbon Target Select UCITS Capped Index, the Fund’s benchmark index (Index). The Share Class, via the Fund, is passively managed and aims to invest so far as possible and practicable in the equity securities that make up the Index and comply with the Environmental, Social and Governance (“ESG”) requirements and other eligibility criteria of the Index. The Index aims to reflect the performance of a subset of listed real estate companies and Real Estate Investment Trusts (REITS) within the FTSE EPRA Nareit Developed Index (the “Investment Universe”) across developed countries globally. Issuers are excluded from the Investment Universe based on the index provider's ESG exclusionary criteria. The composition of the Index tilts towards issuers exhibiting specific environmental metrics. The Index seeks to exclude issuers from the Investment Universe based on their involvement in the following business lines/activities (or related activities): oil sands, thermal coal, controversial weapons, military contracting, tobacco and small arms. In addition to the above, the Index seeks to exclude companies classified as NonCompliant with Sustainalytics’ Global Standards Screening (“GSS”). GSS assesses a company’s impact on stakeholders and the extent to which it causes, contributes or is linked to violations of international norms and standards. It is intended that the Fund's direct investments will not, at the time of purchase, include investments in companies involved in severe ESG controversies, as determined by the Investment Manager. The Index tilts towards constituents to achieve: (1) an improvement to the allocation of green certification; (2) a reduction in energy usage; and (3) a reduction in carbon intensity. To limit deviation from the Investment Universe capping constraints are applied in accordance with the Index methodology. The Fund will adopt a binding and significantly engaging ESG integration approach to sustainable investing. This means that the weighted average environmental indicator of the Fund will be at least 20% better than the average environmental indicator of the Investment Universe based on an increase in green certification. The Fund uses optimising techniques to achieve a similar return to its Index. These techniques may include the strategic selection of certain securities that make up the Index and also the use of Financial Derivative Instruments (“FDIs”) (i.e. investments the prices of which are based on, one or more underlying assets). FDIs may be used for direct investment purposes. The Fund may also engage in short-term secured lending of its investments to certain eligible third parties to generate additional income to off-set the Fund’s costs. Recommendation: This Fund is suitable for medium to long term investment, though the Fund may also be suitable for shorter term exposure to the Index. Your shares will be distributing shares (i.e. dividend income will be paid on the shares semi-annually). Your shares will be denominated in US Dollar, the Fund's base currency. The shares are listed on one or more stock exchanges and may be traded in currencies other than their base currency. The performance of your shares may be affected by this currency difference. In normal circumstances, only authorised participants (e.g. select financial institutions) may deal in shares (or interests in shares) directly with the Fund. Other investors can deal in shares (or interests in shares) daily through an intermediary on stock exchange (s) on which the shares are traded.
